Swire Pacific to Bring Iconic Hospitality Brand and Ultra-Luxury Residences to Wireless Road

Swire Pacific, the Hong Kong-based conglomerate renowned for its hospitality and real estate portfolio, is set to introduce its Upper House brand to Thailand. The launch of Upper House Bangkok will mark the brand’s first venture into Southeast Asia, together with an ultra-luxury branded residence development worth THB 30–40 billion located on Bangkok’s prestigious Wireless Road.

The new project will extend the legacy of The Upper House Hong Kong, celebrated globally for its discreet service and refined design philosophy. This expansion reinforces Swire Hotels’ vision of growing the Upper House brand beyond Hong Kong and mainland China, where the group currently operates three properties in Hong Kong, Chengdu, and Shanghai. The latter two were recently rebranded from The Temple House and The Middle House to create a unified global identity.
Looking ahead, the brand continues to strengthen its international presence with planned openings in Shenzhen (2027), Xi’an (2028), Tokyo (2029), and Australia, which will also feature a branded residence — the second in the world following Bangkok.

Ultra-Luxury Residences on Wireless Road
The Upper House Bangkok and Upper House Residences Bangkok are slated for completion by 2029, coinciding with Swire’s two flagship condominium developments on Wireless Road. Both will be developed under City Dynamic Co., Ltd., a joint venture between City Realty, the property arm of Thai businessman Chali Sophonpanich (holding 60%), and Swire Properties, a subsidiary of Swire Pacific (holding 40%).
Located on a prime 7.9-rai freehold site opposite Lumpini Park, near the Wireless–Sarasin junction, the development will redefine urban luxury in one of Bangkok’s most exclusive neighbourhoods. The master plan includes:
- Upper House Residences Bangkok — 156 exclusive freehold units designed for owners seeking privacy, timeless design, and enduring value
- The Wireless Residences by Upper House — 239 residences created for modern urbanites who value sophistication and connectivity

According to Casey Au, Co-Managing Director of City Dynamic, Thai buyers are expected to represent around 60% of purchasers, with strong interest from Hong Kong and mainland Chinese investors making up the remaining share. He noted that the rarity of freehold ownership on Wireless Road, where most existing supply is leasehold, will make these properties among the most sought-after in central Bangkok.

A New Standard of Elegance
The collection’s signature penthouses, ranging from 700 to 800 sq.m., will feature double-height ceilings, duplex layouts, and 360-degree panoramic views over Lumpini Park and the Bangkok skyline. While pricing has yet to be finalised, comparable luxury leasehold properties in the area currently command THB 400,000–500,000 per sq.m., with freehold ownership expected to achieve a minimum 30% premium.
Sales are expected to begin by mid-2026, following the completion of show units.
