While some projects will confirm presale dates closer to launch, Q1 2026 is already shaping up to be an important window for the year’s early pipeline, particularly across Sukhumvit, riverside corridors, and the CBD.

A super-prime name to watch is EI8HTEEN SEVEN (187 Wireless Road), positioned within the wider One Bangkok district. In the heart of Sukhumvit 24, SLS Residences Bangkok Sukhumvit 24 introduces a bold new chapter of branded luxury living, marking the arrival of the globally celebrated SLS brand from Accor in Thailand and the Asia Pacific region. Developed as a freehold mixed-use project, the residence comprises a 36-storey tower complemented by curated retail and dining, with an intentionally low-density profile of only 78 corner residences, each designed with private lift access for heightened privacy. In terms of what is available publicly at this stage, LOVE Charoen Nakhon is presented as a new condominium brand by Sansiri, with a positioning that strongly leans into lifestyle—and notably, it is marketed as pet-friendly. The official project page also states a large-scale format comprising two towers of 44 storeys with 1,111 units, on approximately 6-3-30.3 rai of land and around 47% parking. In parallel, recent business coverage in early January 2026 reported Sansiri’s introduction of the new “LOVE” brand and indicated that LOVE Charoen Nakhon is planned for presales in Q1 2026, supporting the view that the project may be approaching launch soon.
