Payment terms for MUNIQ Langsuan are straightforward. A booking fee of THB 200,000 for 1-Bedroom unit types, THB 300,000 for 2-Bedroom unit types, THB 500,000 for 3-Bedroom unit types, and THB 500,000 for The Collection Penthouses (or the equivalent in foreign currency) is required as soon as possible to reserve your unit.
Thereafter a further 10% (less the booking fee) is required to be paid within one month at which time a Sale & Purchase Agreement (SPA) is to be signed. Draft copies of the SPA are available upon request. The remaining 90% will be due upon property transfer.
The Common Area Management charge for MUNIQ Langsuan is THB 120/M2/Month and the one-off Sinking Fund payment due on transfer is THB 1,200/M2. This means the average monthly management fee for a 1-Bedroom 50 M2 unit-type is THB8 6,000 (US$ 172, HK$ 1,340, SG $ 233, CNY 1,200, Euro 164).

Location & Entertainment
The Lumpini area in central Bangkok where MUNIQ Langsuan is located is largely defined by Lumpini Park, as well as its major thoroughfares: Ratchadamri, Wireless, Ploenchit, Chidlom and Langsuan Roads. It is well-served by public transportation, particularly the BTS Station at Ratchadamri on the Silom Line (Dark Green) and Chit Lom and Ploen Chit on the Sukhumvit (Light Green) lines, which connect at Siam Station.
