Hotel101 Niseko has already started construction, and when completed in December 2026 it will provide 482 Happy Rooms in a 6-Floor and 1-Basement building with 167 outdoor car parking lots, ideally located with views of the iconic Mount Yotai and the Grand Hirafu ski slopes. Hotel101 Niseko is located 7 minutes from Kutchan Station, and 2 minutes from Grand Hirafu ski gondola. The entire property comprises 17,919 sq.m of gross floor area on a total land area of 11,101 sq.m.
Hotel101 is the first global hotel chain with only one type of room, the Happy Room. Each Happy Room is 21.71 sq.m in size, with one Queen Size and one Single bed sleeping up to 3 persons per room. Beds have award-winning Emma Sleep mattresses, and all rooms have individually controlled air-conditioning and heating, a 55’’ TV, an ensuite bathroom with a hot shower, a kitchenette with a refrigerator and a microwave, a room safe, universal outlets and a work desk, and complimentary Wi-Fi.

Prices & Payment Terms
All Happy Rooms at Hotel101 Niseko are identical in size at 21 sq.m, and all are fully furnished and delivered ready for occupation.
Prices for all units are similar at JPY 37,660,000 or US$ 261,793 (THB 9,159,555*).
Special pre-launch discounts of JPY 650,000 or US$ 4,517 (THB 158,008*) are available for a limited period only thereby reducing the purchase price to JPY 37,010,000 or US$ 257,390 (THB 9,001,773 *)
The reservation fee is US$ 2,000 (THB 100,000*)

There are 5 payment term options as follows:
1. 99% pre-payment (including reservation fee) within 30 days of reservation and the remaining 1% upon transfer. Purchasers using this payment option will benefit from a further 7% discount on pre-launch prices.
2. Equal 24 monthly installment payments with a final 1% due upon transfer. Purchasers using this payment option will benefit from a further 3% discount on pre-launch prices.
3. 25% deposit with a further 25% paid in installments over 24 months. 49% payable on the 25th month and the final 1% upon transfer.
4. 50% deposit with 49% payable on the 25th month and the final 1% upon transfer.
5. 10% deposit with a further 20% paid installments over 36 months. 69% payable on the 37th month and the final 1% upon transfer.

Purchase Procedure & Projected Yields
Foreigners can freely own in perpetuity rooms at Hotel101 Niseko, and the purchase and ownership procedure is straightforward and transparent.
All owners will be part of the Management Association and all rooms will be leased to the hotel operator and managed as part of Hotel101 Niseko. There are no additional costs of ownership with all expenses, repairs, maintenance, renovation costs and management to be undertaken by the hotel operator.
Purchasers at Hotel101 Niseko will benefit from 30% of gross pooled room revenues. The projected daily room rate at opening will be JPY 20,000 (THB 4,977*) meaning at 80% occupancy the projected yield (including 10 nights per year free use) will be 5.32%.

Location & Activities
Niseko is very much a year-round resort with plenty to do in the summer as well as in the winter months. The resort is relatively low with the mountain top at 1,200 metres above sea level meaning most people can manage the elevation without any difficulties. The ski season is longer than at many resorts and typically lasts from November through April, with exceptional ski-friendly power blown across the Sea of Japan from Siberia. Unlike many ski resorts worldwide, Niseko has no need for artificial snow-makers, such is the reliability of snow each year.
Niseko United, comprising the 4 resorts that make-up the destination, has 50.8 Kms of slopes of which 44% are classified Blue, 36% red and 20% Black. The longest run is 7.4 Kms with an elevation difference of 933 metres. There are runs above and below the treeline, and a snow fun park for the children. Night skiing is also available.

Summer temperatures in Niseko average a sunny 21 degrees Celsius making for pleasant conditions for all sorts of outdoor activities. Golf is particularly popular in the summertime and there are four gold golf courses between Mt Annupuri and Mt Yotei: Hanazono, A-Brand, Niseko Village and Niseko. Altogether there are 119 golf courses in Hokkaido, many of which are in the list of the ‘Top 100 Golf Courses in Asia”.
