The Swiss-Thai developer behind Park85 Residences is Fander Helvetic Thai. The company, and the land on which Park85 Residences is being built, belonged to the 3rd generation descendants of Rosamund Stuetzel, who founded Bangkok Patana School in 1957, and the developer’s intention is to create ‘a private community of families and friends’ founded on Swiss design, inspired by Thai roots.

Payment terms for Park85 Residences are simple and straightforward. A booking fee of between THB 200,000 and THB 500,000 depending on unit type (or the equivalent in foreign currency) is required as soon as possible to reserve your unit.

Thereafter a further 15% deposit (minus the booking fee) is required to be paid to the developer within 15 days after which installments are payable during construction with the final payment due upon transfer of ownership in 2026.

Location

Without doubt one of Park85 Residences’s strongest selling points is its location in late Sukhumvit within close proximity (800 metres) to Bang Chak BTS Station. From here it is only 4 stops to Thonglor and 5 stops to Phrom Phong and The Emporium and EmQuartier and Emsphere shopping malls. In the other direction (East) 3 stops away on the Skytrain is Bangna, home to BITEC (Bangkok International Trade & Exhibition Centre) and the Bhiraj office tower and St Andrews International School Campus.

Upcoming Infrastructure

A major mass transit line, the Yellow Monorail Line, opened in July 2023 nearby Park85 Residences which will ensure capital growth of property prices in the area will remain strong, and capital growth for investors will remain high.

The Yellow Monorail Line terminates just four stations from Bang Chak BTS Station, at Samrong BTS Station, and runs from Ladprao to Samrong Station and the BTS Green Line.

Another mixed-use development under construction only two stations from Bangchak BTS Station and linked to it by a new sky walkway is Bangkok Mall scheduled to open in 2024 and slated to be the largest shopping mall in South East Asia.

There are more recent large-scale projects in the Bang Na area including The Forestias, another mixed-use project by MQDC; the expansion of BITEC by Bhiraj Buri; Summer Lasalle, a mixed-use project, by Bhiraj Buri; and the expansion of Mega Bangna by SF Development.
