INTRODUCTION AND MAIN BUSINESS

SC Asset Corporation Public Company Limited is a Bangkok-based property developer best known for detached houses, townhomes and condominiums. Its registered office is at 1010 Viphavadi Rangsit Road, Chatuchak, Bangkok 10900. Nuttaphong Kunakornwong has served as Chief Executive Officer since 2014. In April 2026 the company announced its first major rebrand in 20 years, positioning itself as "Beyond Residential" with a new logo.

The company reports that it was incorporated in 1989 as FFP Company Limited. It was later renamed OAI Property Company Limited after a change in shareholders involving the family of Thaksin Shinawatra and Khunying Potjaman Shinawatra (Damapong), and became SC Asset Corporation Public Company Limited in 2003. Its shares were listed on the SET on 13 November 2003. A single named founder could not be verified; the company traces its origins to the Shinawatra family's property interests. As of 28 August 2025, its largest shareholders were Pintongta Shinawatra Kunakornwong (27.52%) and KKPAM (23.99%), the latter holding shares transferred from Paetongtarn Shinawatra for asset management.

SC describes its business as fully integrated property development and related services, organised into three growth "engines":

• Engine 1, Residential property: houses, townhomes and condominiums for sale. The company's website lists 76 house projects, 3 townhome/home office projects and 10 condominium projects. Property development for sale made up 89.7% of revenue in the first nine months of 2025.
• Engine 2, Recurring-income property: hotels, warehouses, rental offices and rental apartments in the United States, run mainly through SCX Corporation. Rental and services contributed 5.58% of 9M 2025 revenue.
• Engine 3, New businesses: after-sales and community-management services, digital lifestyle platforms and health-related ventures, organised under SCANVA.

SC's operations are concentrated in Bangkok and surrounding provinces, with warehouses in the eastern Bangna and Laem Chabang corridor, hotels in Bangkok and Pattaya, and rental apartments in the United States. Management has set a target of raising profit from Engines 2 and 3 above 30% by 2030, and a 2026 revenue target of THB 25.5 billion. For full-year 2025 the company reported revenue of about THB 20.2 billion and net profit of about THB 1.5 billion.

Company Subsidiaries

SC restructured into a group model in which the core residential business sits alongside two main subsidiaries. SC's website shows an approximate business ratio of 80% for the core business, 15% for SCX and 5% for SCANVA. SCX Corporation Company Limited manages the recurring-income businesses, developing and operating commercial real estate. Its five-year (2025–2029) investment roadmap of THB 20 billion covers three lines: SCX Logistics (warehouses), SCX Hospitality (hotels in Bangkok, Pattaya, Samui and Phuket) and SCX Working Solutions (office buildings). SC's website lists 4 office buildings, 4 hotels and 5 warehouse sites under SCX, and also cites a smart solar energy solutions business covering 100,000 sq m. SCX aims for recurring income to contribute more than 25% of SC's total profit by 2029.

SCANVA Company Limited is SC's platform for incubating future ventures outside conventional property development. Its focus areas are after-sales and community services (including LINTON, a concierge service for ultra-luxury residents), digital lifestyle platforms, and health and wellness. SC has allocated THB 1 billion over three years to this segment and targets 2026 revenue of THB 400 million. Public company data also describes the group as providing consulting and management services, including AI-based mental health analysis and healthcare consulting. The group's property services also include the RueJai home-service application and property management; SC's website lists Bridge Estate and SC Able among its after-sales service brands.

Other group companies reflect earlier strategic moves. SC Alpha Inc. is the vehicle through which SC began investing in rental apartments in the United States in 2018; SC reported five US projects as of March 2025. SC Expedition Co., Ltd. was set up in 2019 to expand into recurring-income assets such as hotels and warehouses. In hospitality, SC developed Kromo Bangkok, a Curio Collection by Hilton hotel that opened in September 2025 (a joint venture with Daiwa House), and The Standard Pattaya Na Jomtien, which began operating in October 2025 (a joint venture with Syntec Construction). SC also forms project-specific subsidiaries for real estate development, such as SC CD3 and SC CD4 established in October 2023. SC has said it will not make new office investments, having 119,568 sq m of rental office space across six towers as of March 2025.

Brands and Recent Launches

SC's residential range runs from entry-level homes priced from about THB 2.79 million to houses priced up to THB 100 million (2024 launch range). In landed housing, its best-known luxury names are The Gentry and Grand Bangkok Boulevard, with the Bangkok Boulevard series alongside them. At the top end sits the SC Urban Luxury Collection, which includes 95E1 (described as SC's most exclusive residential brand), Connoisseur Phatthanakan and SONLE Residences. In condominiums, SC markets the Reference series (for example Reference Sathorn–Wongwianyai), COBE (aimed at younger buyers near university and business districts such as Kaset–Sripatum and Ratchada–Rama 9), The Crest, and the SCOPE Collection of ultra-luxury residences (SCOPE Thonglor, SCOPE Langsuan and SCOPE Promsri). Its website also lists townhome and home-office projects, which make up a small share of its portfolio.

Recent activity shows a shift toward very high-end and large-scale products. In 2024 SC launched 17 projects worth THB 31.8 billion, and in 2025 it planned 15 projects worth about THB 28 billion. Notable 2025 launches include SONLE Residences (five single detached homes of roughly 1,300–1,500 sq m, priced up to THB 400 million, on Ratchadaphisek Road), COBE Ladprao–Sutthisan, and STILL Sukhumvit 20, a 124-unit, roughly THB 6 billion freehold tower co-developed with Tokyo Tatemono Thailand and due for completion in 2028. The Reference Ekkamai (396 units) and Reference Kaset District (387 units) towers, also with Tokyo Tatemono, are scheduled for completion in 2027. In 2026 SC launched Reference BAIE River Bangpho, its first riverside condominium, a THB 11 billion project on about 13 rai that reported more than THB 2 billion in bookings at its first preview. In low-rise housing, SC is refreshing eight detached-home series across 17 projects with redesigned layouts (for example more than one master bedroom and flexible exercise or work space), and in October 2026 it opened bookings for two new Grand Bangkok Boulevard series. A September 2026 report cited three new projects and 15 relaunches worth a combined THB 14.5 billion for the year-end period. SC also has reported plans for an ultra-luxury branded residence on its Rama 4 site next to Lumpini Park.

Tokyo Tatemono describes SC as a developer of high-quality products with sophisticated design aimed at the upper-middle class and above, mainly in central Bangkok. SC's own positioning rests on its "Worry-Free Homes" and "For Good Mornings" concepts and its identity as a living-solutions provider, supported by after-sales services. Its profile on Fortune's Southeast Asia 500 page states that it holds the top market share in detached homes priced above THB 20 million.

Innovative Partnerships and Projects

SC's most extensive partnership is with Japan's Tokyo Tatemono, which operates in Thailand through Tokyo Tatemono (Thailand) Ltd., established in June 2024. Tokyo Tatemono reported that STILL Sukhumvit 20 was its seventh joint project with SC (November 2025) and, in a September 2026 release, that a later project was its ninth with SC or SCX. Joint projects include Reference Sathorn–Wongwianyai (818 units, completed 2024), Reference Ekkamai and Reference Kaset District. A Thai trade report puts the cumulative value of the SC–Tokyo Tatemono joint ventures at more than THB 34 billion; the two companies have also worked together on logistics warehouses. In hospitality, SC partnered with Daiwa House on Kromo Bangkok and with Syntec Construction on The Standard Pattaya. Siam Commercial Bank is a strategic financing partner, having extended more than THB 17.6 billion in credit for 17 SC residential projects as of June 2025.

On technology and the home, SC's 2024 annual report describes a safety system called the PlodphAI Centre and smart technology named RueJai Intelligence. The RueJai application gives residents access to services such as cleaning and repairs. SC also created Morning Coin, a blockchain-based utility token distributed to owners of SC homes and usable through RueJai for discounts on future SC purchases and on goods and services from partners. In 2025 SC won a SET Awards recognition partly for co-developing a new paint formulation with TOA, which reduced repainting and touch-up work and was released as a TOA product. In 2026 SC introduced GenSCription, a living-subscription programme aimed at younger people who prefer renting to owning.

Sustainability and wellness are the other main themes. SC's SCero Mission brought together more than 100 partners, including contractors and financial institutions, around a five-year target of cutting 100,000 tonnes of CO₂-equivalent emissions. In 2026 the company launched SC Green Mark, a green-building standard covering environmental performance and residents' quality of life, to be applied across its projects. In wellness, SCANVA is moving into health-related businesses, and Reference BAIE River Bangpho is positioned around "Wellness Living Inspired by Vacation" and multi-generation living, with more than 12,800 sq m of shared facilities and a site about 100 metres from the new Siriraj Hospital. SCX is also investing in energy solutions to support data-centre growth under its SCX 360 unit.

Philanthropic Work and Policies

SC frames its sustainability strategy as "Thriving Together", built on four pillars: customers, employees, the environment and the corporation. The environmental pillar is led by the SCero Mission, which targets a 100,000 tonne CO₂-equivalent cut in greenhouse gas emissions over five years (2025–2030) with more than 100 partners. In its 2024 annual report, SC says it reduced emissions by over 1,500 tCO₂e through measures such as solar installation and more efficient cooling, and it set a goal of a 25% reduction by 2030. Its greenhouse gas reporting has been certified under ISO 14064-1 for three consecutive years, and the company says it follows FTSE Russell's international sustainability assessment standards. A Thai business newspaper also reported a net-zero ambition for 2065. SC Green Mark, introduced in 2026, extends environmental criteria to new projects. SC earned the top SET ESG Rating (AAA) for 2025 and has been on SET's sustainable stock list for 11 consecutive years.

On governance, SC says it follows the COSO ERM framework for risk management, with a six-step cycle from setting objectives through monitoring and reporting. A company press release states that it has received an excellent corporate governance rating from the Thai Institute of Directors for 16 consecutive years. It reports working with more than 100 suppliers across its supply chain and received a full score of 100 for Supply Chain Management in the 2025 SET ESG assessment. The company publishes an annual report (Form 56-1 One Report) and a sustainability report, and it states commitments on labour and human rights in its social dimension.

For people and customers, SC says its employee goals are a safe workplace, security and room to grow, and its reported recognition includes ranking 19th among 50 "dream organisations" in a WorkVenture survey (year not stated in the source). For residents, SC is expanding after-sales and community-management services from 150 to 260 projects in 2026.
