Pruksa Real Estate Public Company Limited

INTRODUCTION AND MAIN BUSINESS

Pruksa Real Estate Public Company Limited was established on April 20, 1993 by Mr. Thongma Vijitpongpun, who brought experience from earlier government and private construction projects into building what would become one of Thailand's largest homebuilders. The company started with a registered capital of Baht 50 million and built its early reputation on standardized, factory-style housing production, becoming one of the first Thai developers to adopt precast concrete construction at scale. This industrial approach allowed the company to shorten build times, control quality, and manage costs more predictably than most competitors, which supported rapid growth through the 1990s and 2000s. The company converted to a public limited company on April 27, 2005, and began trading on the Stock Exchange of Thailand under the ticker "PS" on December 6, 2005.

In 2016, the group underwent a major corporate restructuring. Pruksa Holding Public Company Limited was created as a new listed holding entity through a 1:1 share swap with shareholders of Pruksa Real Estate, and on November 30, 2016, Pruksa Real Estate's own shares were delisted from the SET. Since then, Pruksa Real Estate Public Company Limited has continued to operate as the core residential-development subsidiary of the group, while Pruksa Holding Public Company Limited (SET ticker: PSH) is the entity listed on the Stock Exchange of Thailand today. The restructuring was intended to give the group more flexibility to diversify beyond residential real estate while keeping the original homebuilding business intact under experienced management. The group's headquarters is located at Pearl Bangkok Tower on Phaholyothin Road, Phaya Thai, Bangkok.

Pruksa Real Estate's core business remains the development and sale of residential properties, spanning three main product types: single-detached houses, townhouses, and condominiums. Developments are concentrated mainly in the Bangkok Metropolitan Region, with additional projects in other high-growth Thai provinces. The company has historically also explored opportunities outside Thailand, including in India, though its primary operating footprint remains domestic.

Company Subsidiaries

Under the current group structure, Pruksa Holding Public Company Limited functions as the listed parent company, earning most of its income from dividends generated by its operating subsidiaries rather than from direct operations. Pruksa Real Estate Public Company Limited is the primary operating subsidiary responsible for residential property development and sale, and the group aims to keep at least 85% of consolidated assets tied to its core businesses. Supporting the real estate arm are related entities such as Kaysorn Construction, Putthachart Estate, Pruksa Overseas, and Phanalee Estate, which handle various aspects of land holding, construction, and project execution.

Construction and manufacturing capabilities are organized through dedicated subsidiaries: Inno Precast, described as Thailand's largest precast concrete manufacturer and installer, supplies standardized building components at large scale, while Inno Home Construction operates as a general contractor serving both group projects and external clients. These businesses were spun off as separate profit centers, allowing the group to sell construction and precast services commercially in addition to supporting its own developments.

Beyond real estate, the group has diversified into healthcare as a second core pillar through ViMUT Hospital Holding Company Limited, which operates ViMUT Phaholyothin Hospital and ViMUT-Theptarin Hospital (following the 2021 investment in and later rebranding of Theptarin Hospital), together offering a few hundred hospital beds and a range of specialty centers. The group has also invested in smaller ventures spanning e-commerce and proptech (such as MyHaus and Pundai), logistics infrastructure through a joint fund with regional partners, and a corporate venture fund aimed at proptech, healthtech, and sustainability technology, reflecting a broader strategy of building recurring, diversified income streams around its residential base.

Brands and Recent Launches

Pruksa's residential portfolio is organized into three main product families. Its townhouse brands include Baan Pruksa, Pruksa Ville, Baan GreenHaus, The Connect, and Patio, aimed largely at first-time buyers and middle-income households. Its single-detached house brands include The Plant, Passorn, and The Palm, which have increasingly moved toward the premium end of the market, including the higher-end "The Palm Residences" pool-villa developments. On the condominium side, brand names include Plum Condo (entry to mid-market), The Tree, Chapter and Chapter One, The Privacy, and The Reserve, with the latter names generally used for the company's more upscale condominium offerings.

In recent years, the company has leaned further into premium and "wellness residence" positioning, integrating healthcare services from its ViMUT hospital business into selected residential brands such as The Palm and Pine, aimed at buyers seeking an integrated living and well-being lifestyle. Around 2024–2025, notable launches included premium single-detached house projects such as The Palm Bangna-Wongwaen 2 and The Palm Courtyard Bangna, alongside a joint venture signed with subsidiaries of Origin Property Public Company Limited in 2024 covering a mixed-use hotel and service-apartment project, a premium condominium, and a premium single-house development, together valued at more than Baht 8.7 billion. For 2025, the company targeted around 22 new project launches worth roughly Baht 23.4 billion, with roughly half positioned in the premium segment, reflecting a deliberate shift toward higher-value housing amid a broader slowdown in mass-market demand.

Innovative Partnerships and Projects

Pruksa has pursued several strategic partnerships to extend its capabilities beyond traditional homebuilding. In 2024, it entered a joint venture with subsidiaries of Origin Property Public Company Limited to co-develop three projects spanning hospitality, premium condominiums, and premium single houses, an arrangement both companies described as an effort to combine Pruksa's construction and financial strength with Origin's expertise in hospitality and commercial real estate. On the capital side, the group has formed investment vehicles with international partners, including a joint fund with CapitaLand Investment (Singapore) targeting wellness-oriented residential, lifestyle, and mixed-use projects with healthcare components, and a separate logistics-focused fund together with CapitaLand Investment, Ally Logistic Property (Taiwan), and Mitsui O.S.K. Lines (Japan) aimed at developing smart logistics assets across Southeast Asia.

Technology and sustainability initiatives feature prominently in the group's more recent activity. Pruksa has invested in a corporate venture fund directed at proptech, healthtech, and sustainability technology, and has backed digital ventures such as MyHaus (smart-home technology) and Pundai (e-commerce). It has also partnered with Gunkul Engineering to install solar rooftop systems on Pruksa residences, and has adopted blockchain-based tools for its procurement-to-payment processes. The company's precast subsidiary, Inno Precast, has promoted low-carbon precast concrete production as part of the group's approach to reducing the embodied carbon footprint of its construction activity.

The "wellness residence" concept is one of the group's more distinctive innovations, combining Pruksa's residential brands (such as The Palm and Pine) with services from its ViMUT hospital network to offer buyers integrated access to medical and wellness support alongside their homes. This model reflects the group's stated ambition to become a leader in "integrated living and well-being," linking its real estate and healthcare businesses rather than operating them as entirely separate lines. On the healthcare side, ViMUT has also pursued its own technology partnerships, including a 2024 collaboration with Singapore-based Amili to launch a gut microbiome testing service, and support for an AI-based patient-screening tool developed with medical AI company Agnos Health for use in public hospitals.

Philanthropic Work and Policies

Pruksa Holding's corporate social responsibility efforts are anchored substantially in the Vijitpongpun Fund/Foundation, established in connection with founder Thongma Vijitpongpun, which has historically distributed tens of millions of baht annually in scholarships and support to educational institutions, religious foundations, and community organizations across Thailand. In more recent activity, the company and foundation have also directed emergency donations toward disaster relief efforts, including a Baht 1 million contribution channeled through Thai PBS's "People Station" program to support repair of temples, government offices, hospitals, and homes, and mental-health rehabilitation for communities affected by earthquakes in Chiang Rai. The company also runs an "Accelerate Impact with PRUKSA" program that provides funding and knowledge support to social enterprises working on environmental and community-development goals, including past collaboration with medical AI firm Agnos Health.

On governance and ESG matters, Pruksa Holding has set climate-related targets that include reducing greenhouse gas emissions by 30% by 2030, reaching carbon neutrality by 2050, and achieving net-zero emissions by 2065. The company participates in Thailand's Private Sector Collective Action Coalition Against Corruption and has organized internal culture-building initiatives, such as an "ESG Day" event for employees focused on human rights awareness, anti-corruption practices, and each employee's role in supporting responsible business conduct. The group has also stated an intent to continue improving customer satisfaction (tracked via Net Promoter Score) and organizational efficiency through lean process management as part of its broader sustainability and governance approach.

Employee welfare and community engagement are also reflected in the group's healthcare arm, where ViMUT Hospital has expanded specialty services aimed at supporting an aging population and broader public health needs, in line with the group's stated goal of fostering "Better Homes and Healthier Communities." While detailed disclosures on specific employee benefit programs are limited in publicly available sources, the group's sustainability communications consistently emphasize a stakeholder-inclusive approach that spans customers, employees, business partners, and the wider community, alongside its environmental and governance commitments described above.
