INTRODUCTION AND MAIN BUSINESS

L.P.N. Development Public Company Limited (LPN) is a Thai real estate developer incorporated on 21 June 1989 and headquartered in Bangkok. The company's registered office is on the 36th floor of Lumpini Tower, Rama IV Road, Thung Maha Mek, Sathorn district, Bangkok 10120. LPN converted to a public company and was subsequently listed on the Stock Exchange of Thailand (SET) under the ticker symbol "LPN." Its first project was Lumpini Tower on Rama IV Road, launched in 1989 as Thailand's first office condominium, which also gave rise to the "Lumpini" brand name that the company still uses across its residential portfolio.

At its core, LPN and its subsidiaries operate in the real estate business in Thailand, developing residential condominiums, houses, and townhomes. Beyond development, the group provides facility and community management services, building management for residential, office, and commercial properties, tenant and buyer procurement services, and engineering services for condominiums, alongside project management, construction management, cleaning, and consulting/research services. It also leases office buildings and provides solar-cell electricity generation and security services. Historically, the company's strategy has centered on middle to lower-middle income earners under a "Focus Strategy," though since 2017 it has expanded its target customer base to include lower-middle to upper income earners, applying a differentiation strategy in products and services.

Geographically, LPN's projects are concentrated in Bangkok and its metropolitan periphery, but since 2012 the company has also developed residential projects in other provinces, including Chonburi, Udon Thani, Phetchaburi, and Pattaya. Over more than three decades, the company reports having served over 140,000 families across its residential developments, based on recent company statements.

Company Subsidiaries

LPN operates through a group of subsidiaries organized around distinct functional roles. LPP Property Management Co., Ltd. (LPP) — previously known as Lumpini Property Management Company Limited — is the group's flagship post-sale service arm, handling comprehensive community and property management for both LPN-developed condominiums and homes as well as for external, third-party projects. This restructuring was designed so that LPN itself concentrates on residential development (condominiums and homes) while LPP focuses on the real estate service business. LPP has grown to become a leading player in Thailand's community-management sector, reportedly overseeing several hundred residential communities across Bangkok, its vicinity, and the provinces.

Supporting LPP is LSS Solutions Security Guard Company Limited (LSS), a subsidiary established by LPP to provide security services and technology-enabled community support. On the social enterprise side, L.P.C. Social Enterprise Co., Ltd. provides cleaning and community-care services, and is central to LPN's inclusive-employment model: the subsidiary was created to generate job opportunities for underprivileged women and, over time, expanded to include persons with disabilities and elderly workers, employing over a thousand such individuals across LPN-managed communities. Both LPP and L.P.C. have been officially certified as social enterprises by Thailand's Department of Social Development and Welfare — LPP being the only property company among the approved firms at the time of its certification.

On the investment and joint-venture side, LPN has periodically partnered with other developers to diversify into new asset classes. Notably, in 2019 it formed the joint venture Dolsiri Development Co. with Nye Estate to build an office building on Rama IV Road, and it separately partnered with Nye Estate, MAI-listed Chewathai, and SET-listed contractor Ch. Karnchang on Kamala Senior Living, a high-end senior-living project in Phuket. Historically, LPN also held a stake in Grand Unity Development Co., Ltd., a joint venture formed with Univentures to develop stalled ("unfinished building") projects, though the company later divested this shareholding.

Brands and Recent Launches

LPN's residential offering spans several tiers, from affordable urban condominiums to luxury single homes. On the condominium side, the flagship "Lumpini" family of brands includes Lumpini Suite (premium, low-density, high-end units), Lumpini Place (mid-to-high-end "City Condo" developments near BTS/MRT lines, a format the company has run since 2001), Lumpini Park (condos emphasizing green space and gardens), Lumpini Ville (affordable condos aimed at early-career professionals), Lumpini Township (large-scale, lower-priced developments, exemplified by the roughly 10,000-unit Lumpini Township Rangsit-Khlong 1), and Lumpini Mixx, a newer, transit-oriented brand. In 2023, LPN introduced a new master brand, "168," aimed at modernizing its brand image for newer generations, launching condominium projects such as 168 Pinklao, Ville 168 Bang Wa, and Park 168 Onnut 19.

For low-rise housing, the group markets Baan Lumpini (single detached houses), Baan Lumpini Town Ville and Baan Lumpini Town Park (townhomes), and premium single-house lines such as BAAN 365 and the "168"-branded home products (e.g., Residence 168, Maison 168, Villa 168), which the company positions as a continuation of its luxury single-house strategy. Recent launches (2023–2025) include residential condominium projects such as Park 168 Nopparat Ramindra and EARN by L.P.N. at Amata Industrial Estate in Chonburi, together with home projects including Maison 168 Muangthong, Residence 168 Ratchaphruek, Villa 168 Westgate, several Haus 24-branded homes, and the townhome project Venue 24 Prachauthit 90. In 2025, LPN's premium single-house project BAAN 365 Sukhumvit 77 was recognized at the PropertyGuru Thailand Property Awards, underscoring the company's push into the high-end housing segment alongside its traditional affordable-condo base.

Innovative Partnerships and Projects

LPN's approach to innovation has centered on process and design efficiency rather than headline "smart-home" gadgetry, though both appear in its portfolio. Its long-running "LPN Design" concept applies universal-design principles to condominium units and communal spaces, creating co-living areas usable by residents of all ages. In select projects, the company has introduced smart-room technology that lets residents control lighting remotely via mobile phone for convenience and added security. On the construction side, LPN was an early adopter of Building Information Modeling (B.I.M.) in Thailand, and it maintains an internal advisory subsidiary — often referred to internally as LWS — that provides research and consulting on green/sustainable development and BIM to LPN, its affiliates, and outside organizations both domestically and internationally.

On mixed-use and diversification fronts, the group has partnered with outside developers on hospitality and senior-living concepts, including the Kamala Senior Living project in Phuket (a joint venture with Nye Estate, Chewathai, and Ch. Karnchang) and the Dolsiri Development office joint venture on Rama IV Road with Nye Estate. Earlier "office condominium" projects, such as Lumpini Park Vibhavadi-Chatuchak, combined office and residential components in a single mixed-use development. On sustainability, LPN has collaborated with Thailand's Department of Alternative Energy Development and Efficiency under the Ministry of Energy to design condominium buildings for energy efficiency in line with the Building Energy Code, with projects such as Lumpini Park Phetkasem 98, Lumpini Ville Onnut-Lat Krabang, and Lumpini Park Rama 9-Ratchada receiving certification for meeting these standards. The company has also articulated a structured sustainability framework, sometimes described as its "3-6-8-10 Business Platform," combining the 3Ps (Profit, People, Planet), 6 Green Strategies, 8 stakeholder groups, and 10 core operational processes.

Philanthropic Work and Policies

Community and workforce inclusion sit at the center of LPN's CSR approach, most visibly through its L.P.C. Social Enterprise subsidiary, which has continued to focus on social care by employing underprivileged women and elderly people — around 1,680 individuals in recent years — with a stated aim of employing at least 2,000 people from disadvantaged groups. This model, alongside LPP's parallel social-enterprise certification, has been a distinguishing feature of the company's business-and-society narrative for over a decade, and both subsidiaries have pursued ISO 9001:2015 quality-management certification to formalize service standards.

On governance and employee welfare, LPN has stated a long-term commitment to balancing "Profit, People and Planet" as a foundational business principle, and during the COVID-19 pandemic the company converted its newly completed Lumpini Tower Vibhavadi office building into a public vaccination center for both Thai nationals and foreign residents, while internally supporting flexible "Work from Home" and "Work from Anywhere" arrangements to protect staff employment and work-life balance during the downturn. The company has also historically been recognized by Thai regulators for corporate governance quality, having been rated at the top tier ("Level 5") by the Securities and Exchange Commission and the Stock Exchange of Thailand in past assessments, and it maintains standard SET-mandated governance structures, including an Audit Committee and a Nomination, Remuneration, Good Corporate Governance and Sustainability Committee.
