A cluster of construction sites has defined the Bang Sue – Tao Poon area for the past few years with the mega train station - Bang Sue Grand Station, heralded as the biggest public transportation station in ASEAN, unveiled in 2021. This area has long been synonymous with the production of cement with the country’s oldest cement plant being located here. Additionally, Bang Sue is now recognized as a new up-and-coming residential neighborhood with several large developments completed in recent years. The Bang Sue – Tao Poon area is also where three of Bangkok’s most frequently visited parks Chatuchak Park, Suan Rot Fai Park and Queen Sirikit Park intersect, making it a community of contrasts from transportation hub to a popular retreat.

The Bang Sue – Tao Poon neighborhood is centered around the MRT Blue Line along Pracha Rat Sai 2 Road running from the Chao Phraya River to Bang Sue Junction, and including the MRT Blue Line stations at Bang Sue, Tao Poon and Bang Pho, as well as MRT Purple Line stations at Tao Poon and Bang Son.

This area is currently being expanded into the country’s largest mass-transit hub with the Bang Sue Grand Central Station infrastructure development valued at THB 150 billion recently opened. This station connects local Bangkok, suburban, intercity and regional high-speed rail lines, including the MRT Blue Line, the new SRT Dark Red and Light Red Lines, and the Airport Rail Link to Suvarnabhumi and Don Muang airports.
 

Recent Developments and Average Prices
 

The State Railway of Thailand is spearheading a mega-project spanning 2,325-rai with the infrastructure development centering on Bang Sue Grand Central Station. Development will be split into three phases, with phase one consisting of the development of Bang Sue Grand Central Station and the integration of commercial and office buildings, aimed to complete by 2024. The second phase will consist of the development of a range of MICE facilities and centers, a sports complex as well as retail, office and residential projects around the central station projected for completion between 2024 to 2029. The final phase is scheduled for 2029 to 2031 and will focus on housing projects with all structures coming under the Smart City and Green Complex themes.

New condominiums in the Bang Sue – Tao Poon neighborhood average THB 120,000 - 150,000 per square meter. Some notable new projects are:
