Can Foreigners Buy Property in Bangkok?

Yes, and it is more straightforward than many buyers expect. Bangkok property for sale to foreigners is widely available in the condominium market, where non-Thai buyers can own a  property outright on a freehold basis. The one condition is building-wide: Under Thailand’s Condominium Act B.E. 2522  foreign ownership across the development must be within 49% of its total floor area. This is known as the foreign quota, and can easily be checked by our Sales Team.

As land cannot be held directly by a foreign buyer, foreigners usually structure house purchases as a registered 30-year leasehold. 

Funds for a foreign freehold condominium need to arrive from overseas in foreign currency and be converted into Baht by the receiving Thai bank, which then issues a Foreign Exchange Transaction (FET) form which the Land Department requires for registration.
