Lumpini

lumpini

The Lumpini area in central Bangkok is largely defined by Lumpini Park, as well as its major thoroughfares: Ratchadamri, Wireless, Ploenchit, Chidlom and Langsuan Roads. It is well-served by public transportation, particularly the BTS Station at Ratchadamri on the Silom Line (Dark Green) and Chit Lom and Ploen Chit on the Sukhumvit (Light Green) lines, which connect at Siam Station. Additionally, the MRT (subway) provides local services at Lumpini and Silom. Having access to this diverse range of transportation options means getting around Bangkok from Lumpini is relatively easy.

Notably, and representative of the exclusivity of this area, many of the biggest foreign embassies call this Lumpini home, among them are The United States, UK, Italy, New Zealand, The Netherlands, Australia and many more. Most embassies here are set in spacious grounds with lush gardens. As Lumpini is one of the most expensive areas in Bangkok, the area is popular with well-to-do Thais and wealthy foreigners and has more developments in the pipeline that will further enhance the area as a premier residential neighborhood in the city.

Recent Developments and Average Prices

Generally, condominium prices in the Lumpini neighborhood are in the range of THB 250,000-350,000 per square meter, although there's a selection of properties at lower price points catering to buyers at the other end of the property spectrum. Some notable projects include:

  • 98 Wireless, developed by Sansiri, units priced from THB 77-230 million (THB 687,000 per sq. m.), completed in 2016.
  • The Residences at The St. Regis Bangkok, developed by Minor Group, units priced from THB 99-259 million (THB 342,000 per sq. m.), completed in 2010.

Two upcoming projects will transform the Lumpini area:

  • Dusit Central Park, developed through a partnership between Dusit International and Central Pattana, is a world-class mixed-use development featuring four key elements: a hotel, residences, a shopping complex and an office tower complemented by large green spaces – valued at a total of THB 36.7 billion, the project is expected to be completed by 2024.
  • One Bangkok, developed through a partnership between TCC Asset and Frasers Property, this fully-integrated district valued at THB 120 billion will feature five grade A office towers, five luxury lifestyle hotels, three ultra-luxury condominiums, four distinctive retail precincts and more – the project will be completed in two stages with stage one expected to be completed in 2023, and stage two in 2026.

Several high-end office buildings are located in the area, including Gaysorn Tower offices and All Seasons Place, near the US Embassy.

Sports, Culture and Leisure Activities

Lumpini provides activities and things to do for everybody with fascinating history, world-class sporting facilities and beautiful architecture.

Being Bangkok’s biggest park, Lumpini Park offers a tranquil escape from the concrete city with a stroll, run, cycle or even a row on the lake available for visitors, and with many foreigners and locals enjoying picnics on sunny days.

The Royal Bangkok Sports Club, an exclusive 89-acre sports complex, the site of Thailand's first golf course and airfield, offers classes in Thai boxing and folk dancing. Nearby are also the RBSC Polo Park and Polo Football Park, in Soi Pluk Chit 1.

Nai Lert Park Heritage Home is a museum and restaurant, and a popular site for weddings. It is the former home of Nai Lert Phraya Bhakdinoraseth (1872–1945), an entrepreneur, developer, investor and philanthropist.

The Erawan Shrine, adjacent to the Grand Hyatt Erawan Hotel at the Intersection of Ratchaprasong and Ploenchit Roads, is a beautiful Hindu shrine with a gilded statue of God Brahma and features a company of traditional Thai dancers. This is a must-see stop for many tourists and is also popular with local Thais.
